Job Summary:
The Quantity Surveyor Leader is responsible for managing the quantity surveying team and ensuring that all aspects of cost management, budgeting, and financial control are effectively handled throughout interior design and construction projects. This role involves overseeing the estimation of project costs, managing procurement processes, and ensuring that projects are delivered within the approved budget, while maintaining high standards of quality.
Key Responsibilities:
1. Team Leadership and Management
- Lead and supervise a team of quantity surveyors, providing guidance and support in their professional development.
- Delegate tasks effectively and ensure the team’s work aligns with project goals and timelines.
- Conduct regular team meetings to review progress and discuss any challenges.
2. Cost Estimation and Budgeting
- Oversee the preparation of accurate cost estimates and financial reports for interior design and construction projects.
- Develop detailed project budgets, ensuring all costs, including materials, labor, and overheads, are accurately accounted for.
- Ensure that project estimates are realistic and aligned with client expectations.
3. Procurement and Contract Management
- Manage the procurement process, including the selection of suppliers and contractors, ensuring cost-effectiveness and compliance with project requirements.
- Review and negotiate contracts, ensuring favorable terms and conditions for the company.
- Monitor and evaluate contractor performance to ensure adherence to contract terms and quality standards.
4. Financial Control and Monitoring
- Monitor project costs throughout the lifecycle to ensure that the project stays within the approved budget.
- Track cost variations and manage change orders or budget adjustments.
- Provide regular financial reports to senior management and clients, highlighting any cost overruns or savings.
5. Risk Management
- Identify potential financial risks and recommend mitigation strategies.
- Monitor market trends and adjust cost forecasts to reflect changing conditions or potential risks.
- Ensure that all financial agreements, payments, and changes are well-documented and compliant with legal requirements.
6. Client and Stakeholder Communication
- Act as the primary point of contact for clients and stakeholders regarding project costs and procurement.
- Provide clear, transparent cost breakdowns and regular updates to clients and senior management.
- Address any financial queries or disputes promptly and professionally.
7. Quality Assurance and Compliance
- Ensure that all costs are aligned with the quality standards expected by clients and regulatory bodies.
- Maintain compliance with industry standards, building codes, and contractual obligations.
- Oversee the preparation of final accounts, ensuring all financial aspects of the project are settled.
Job Requirement:
- Strong leadership, management, and team-building abilities.
- In-depth knowledge of construction materials, methods, and costing.
- Expertise in cost estimation software (e.g., CostX, WinQS, Buildertrend).
- Excellent communication, negotiation, and problem-solving skills.
- Attention to detail and strong analytical capabilities.
Certifications (Preferred):
- MRICS (Member of the Royal Institution of Chartered Surveyors).
RICS accredited qualification or similar construction/quantity surveying certifications.
Cost Estimation and Budgeting:
Prepare detailed cost estimates for interior design projects, including materials, labor, and other expenses. Develop and manage project budgets, ensuring cost control and efficiency.
Tender Documentation:
Prepare and review bills of quantities, tender documentation, and contract documents. Evaluate and negotiate tenders from contractors and suppliers.
Financial Reporting:
Monitor and report on project costs, budgets, and financial performance. Provide regular updates to clients and senior management.
Contract Administration:
Administer and manage contracts, including handling variations, claims, and disputes. Ensure compliance with contractual terms and conditions.
Value Engineering:
Identify cost-saving opportunities and alternative solutions to optimize project budgets without compromising quality and design intent.
Procurement:
Manage the procurement process for materials and services. Liaise with suppliers and contractors to obtain competitive prices and ensure timely delivery.
Site Visits and Inspections:
Conduct regular site visits and inspections to monitor progress, quality, and adherence to budget. Address any issues or discrepancies that arise during the project.
Collaboration:
Work closely with interior designers, architects, project managers, and other stakeholders to ensure seamless project execution. Provide financial and contractual advice as needed.
Compliance:
Ensure all projects comply with relevant building codes, regulations, and industry standards.
Client Presentations:
Prepare and present detailed cost reports, budget analyses, and project updates to clients. Communicate complex financial information clearly and effectively, addressing any questions or concerns.
